Maintenance
Security
Manhattan has contracted TRSS to take care of on-site security management and disturbances. For any security-related issues, you may immediately contact TRSS (086 111 4021 / 011 708 1895), 24/7, and they will dispatch an investigation/intervention team. You can also report any case to the guard on duty at the gate. TRSS is also responsible for maintaining discipline during events organized in the estate. The Security guard has the right to issue warnings and maintain order. Report your problems to the Security guard and request assistance. Incidents that TRSS can't resolve will be reported to the Police for further action. A detailed report is sent to the Body Corporate and fines could be issued to the owner of the offending unit if required. The common and public areas are under 24/7 Video surveillance (CCTV) including the entrances. The CCTV permits TRSS to monitor, guard, control the movements of residents and vehicles, and to ensure the security of our estate.

Gardening
The gardening is ensured by Trinity Group. Their services include maintaining the gardens, cleaning, and small maintenance. The Trinity Group is compliant with environmental policy, chemical requirements, and Safety procedures. No requests may be given directly to the gardeners as their work is pre-scheduled daily. Maintenance of Units
Owners are responsible for the maintenance and repair, painting, plumbing (including pipes inside of the unit walls), plastering, cleaning etc. of the area within the boundaries of the unit, the balcony inclusive.
Common area maintenance
The body corporate is responsible for the maintenance and repair of the common property. To provide a swift response to the repairing and maintenance requests, every owner must ensure that the levies are duly paid before the 4th of each month.

Gardening
Accessing the estate
The gate can be opened by remote control or by the Intercom. Opening the gate for a stranger makes you responsible for their actions and behavior inside of the estate as they will be considered your guests. All gates operations are recorded whether they are opened with remote control or through the intercom. Look after your own security as well as that of others. Each unit is allowed to have a maximum of 3 remote controls. In case of loss of at least 1 remote control, both remote controls will be erased from the system and new units shall be reprogrammed. You can order a new Remote Control by clicking here security . The new unit and programming are at the owner’s cost. Intercom: Visitor may dial the unit number: from your Mobile phone press 9 to open the main gate, or 6 for the small gate. The exit code is received by sms and is valid until 23:59 . To request the change of phone number on the Intercom, use the Intercom Connection form.

Vehicles, Parking & visitors
Please be aware that anything your visitors do wrong (knowingly or unknowingly) is automatically your responsibility. So, make sure you and your visitors adhere to the rules of conduct of the estate and behave accordingly. Each unit has parking bays for two vehicles. If the parking of the being visited unit is already occupied then visitors should use any visitor parking bay. Long-term visitors will need written permission from the trustees to use the visitor bay for a limited period of time. Any abuse of visitor parking bays will incur fines. Owners or Residents MUST ONLY use their own bays.Parking in another unit’s bay without permission may result in a fine. If you desperately need an additional bay, ask another resident and there should be someone willing to let you use his or her empty parking bay.

Refuse
Residents must take their own refuse down to the refuse area located between the swimming pool and the main gate. Only domestic wastes are allowed. Residents need to arrange the removal of any other type of waste or rubble with the on-site garden manager or send email to Trinity Group. Such removal shall be at the resident's account. A quotation for such will be provided on request.
Noise
Every Resident is requested to keep the noise down in a strict accordance with the time as stipulated in the Conduct Rules. For more information refer to the Noise section of Conduct Rules. A fine is applicable for every breach of this rule. Should any unit's occupant fail to keep down the noise, please call TRSS Office or the on-duty Guard at the main gate. If the noise persists then the guard is allowed to call in the Police.
